Caretakers for Property owned by our org

Is there anyone in this community that helps manage a caretaker model for property your organization owns? We are a conservation organization that owns some property with a cabin/house that was remodeled, and we are considering a caretaker model. In part, the rental income to offset the cost of the property/operations, but also we would like the caretakers to do minor work/repairs to maintain the building/property and monitor public trail access points from other publicly accessible sections of the property. I'm imagining we would need to have workers comp for our caretakers if they performed projects for reduced rent.

Any other nuance I may be missing? Curious to see how other orgs use your caretaker models if they do.
